The internet has become a very important tool in the daily life everyone. Even the smallest of business owners now realize they can not survive without at least having an email address and a basic website. The average business owner including real estate agents never do truly harness the power of the internet.
Did you know that nearly 90% of consumers who are looking to buy a home start their search on the internet? This means that your home can now be held open 24 hours a day with full color pictures and virtual tour. The average person can now visit open houses while sitting in the living room in their boxers at 1am…and they do.
Only a few years ago most home buyers contacted an agent first and then they all jumped in the car and drove around looking at homes available for sale. Today most buyers are able to search for homes just like their agent. They can view multiple photos, take a virtual walk through and decide whether or not they want to see a property without even stepping out side.
This means that when you sell your home you must use the internet to properly market your property. The following are a few tips:
- Pictures- their needs to be lots of them and they need to be good quality and really highlight the curb appeal and interior of the property.
- Real Estate Sites-make sure your property is being marketed on all the major real estate sites including realtor.com, zillow, trulia, craigslist, and movoto just to name a few.
- Unique property site-create a property specific website with a unique domain name such as www.123smithstreet.com
- Web feedback tool – make sure you have some way to get feedback from prospective buyers/agents that come through your home so that you can make minor adjustments to get the home sold based on real time feedback.
- Email Blast- Get your property seen by prospective buyers by marketing your home directly to buyers who have already shown an interest in purchasing a home in your area.
